How the Homebuying Process Works

Homebuying Process for New Homes

  • Call the office to set an appointment to talk to a sales representative and see what we have available for you.
  • You will work closely with your sales rep to select the options you desire for your home and to discuss if you want different options than what we have in stock.
  • Once you have decided on a home, we will help you fill out a financial application. We have several loan companies that we work with.
    • If you are paying cash, you will bring the money to Coachlight Homes and we will see to it that your title is created according to your wishes for your new home. We will also help ensure that the taxes are paid for your home.
  • Earnest money and down payment money will need to be posted with Coachlight Homes.
  • You will need to gather information to satisfy the finance company's requirements. We will provide it to them on your behalf.
  • After financing approval, you will need to apply at the park where the home will be located or furnish the mortgage company with proof of ownership of your private property where the home will be set up.
  • When the financing has come through and you have been approved in the park, you will receive the keys to the home.
  • The Coachlight Homes office will do the title work for you. We will then ensure that the title gets to the right place. If you have a loan, the lender gets the original and you will get a copy. If you pay cash, you will get the original title.
  • Congratulations on your investment! We know you will be happy with your new home and have many years of comfortable living to look forward to.

Home Buying Process for Pre-Owned Homes

  • See something you like in an ad or see a sign in a home window?
  • Call the office to get started! A sales representative will call you back to set up an appointment.
  • You will go see the home you are interested in with our sales rep, who can inform you of the home's information.
  • Make an offer.
  • The owner will accept or reject your offer.
  • Either you will keep your offer as is or raise your offer as desired by you. Perhaps you will want to look at different options. Your sales rep will help you with that.
  • Once you have decided on a home, financial papers will be filled out if you need to borrow money to buy your home.
    • If you are paying cash, you will bring the money to Coachlight Homes and we will see to it that the title is transferred per your wishes and that any taxes due are paid on your home.
  • Earnest money and down payment money will need to be posted with Coachlight Homes.
  • We will help you fill out financial applications. We have several loan companies that we work with.
  • You will need to gather information to satisfy any conditions the finance company may ask for. We will send it to them on your behalf.

Factory-Built Home Financing Available

An essential step to buying your dream home is obtaining a mortgage. This process can be confusing, which is why the team at Coachlight can help you find financing fit for your needs—whether you’re buying a new home or moving into your next one. We’ll find a loan that is right for your unique financial situation and make sure you’re able to do so without delay or unwanted stress.

Manufactured homes can be financed similarly to personal property loans or Chattel loans. There are different types of loans you can get, such as:

  • Home Only Financing: These loans are ideal for customers that plan on moving into manufactured home communities where they will lease their lot instead of purchasing it. Interest rates are slightly higher for this loan than a typical real estate loan because this loan is on personal property and not on real estate. However, there are few or no closing costs and no repayment penalty for early pay-off in part or whole.
  • Land/Home Financing: These loans are typically the same as conventional home loans in terms of interest rates and down payment requirements. This loan includes the cost of the home, land and any improvements to it. You can also finance a garage along with your foundation, septic system, land clearing and more. You can also pick what kind of loan you need—conventional, FHA or VA, and are able to choose your lender.
  • FHA/VHA Home Financing: FHA manufactured home loans are an excellent option for those who have had past credit challenges but can repay a mortgage. Often, these loans have lower credit scores and require lower down payments than conventional home loans. This means past credit challenges, or a lack of established credit, will not automatically deter you from obtaining an FHA home loan.

    The VA offers factory-built home financing to active-duty military, veterans and their spouses. VA loans have lower credit requirements but carry significant additional benefits. These benefits include the possibility of purchasing your home with no money down and not needing to make monthly PMI payments. The home appraiser is also selected independently by the VA, which means the lender has little to no control over the appraisal process.
